Lease & Move-In

Our standard lease term is 12 months. Shorter or longer terms may be considered on a case-by-case basis.

At signing, tenants provide the first month’s rent and a security deposit equal to one month’s rent. In New York, landlords cannot collect additional deposits or non-refundable fees. An application fee may apply for screening, in compliance with NY State guidelines.

Once your lease is signed and required payments are received, you can move in on the agreed-upon lease start date — often within a few days of approval.

Tenants are responsible for setting up and paying utilities unless otherwise specified in your lease agreement. We will provide details on which services you’ll need to establish.

Yes, renter’s insurance is required. This protects both you and the property in case of accidents, damages, or losses.

Rent & Payments

Rent is due on the first day of each month.

You can pay rent online through our secure portal, by check, or with auto-pay options for added convenience.

Yes. If rent is not received within the grace period specified in your lease (typically 5 days), a late fee of $50 will apply as outlined in your lease agreement.

Yes, automatic payments are available through our online system to ensure rent is paid on time each month.

Maintenance & Repairs

Maintenance requests can be submitted through our online portal or by contacting management directly.

Non-emergency repairs are typically addressed within 48–72 hours. Emergency issues are handled as quickly as possible.

Yes. We provide an emergency maintenance contact number for urgent issues outside of business hours.

Apartment Rules & Policies

Pets are considered on a case-by-case basis. Some restrictions may apply on breed, size, or type of pet. A pet deposit or monthly pet fee may be required, as outlined in your lease.

Small changes such as hanging shelves are generally permitted, provided you repair any holes or marks before move-out. Painting requires prior written approval from management.

Guests are welcome, but long-term or frequent overnight visitors (generally more than 14 consecutive days) require management approval.

Smoking is not permitted inside the apartments. Outdoor smoking policies are outlined in your lease agreement.

Parking & Amenities

On-street parking is available for tenants at no additional cost.

Laundry facilities are available onsite for tenant use.

As a small 4-unit building, amenities are limited, but tenants enjoy shared outdoor space and private parking.

Moving & Out

A written notice of at least 30 days is required before your lease end date, unless otherwise specified in your lease.

The apartment should be left in the same condition it was when you moved in, aside from normal wear and tear. This includes cleaning floors, appliances, refrigerator, bathrooms, and removing all personal belongings.

Security deposits are returned within 14 days after move-out, as required by New York State law. Deductions may be made for unpaid rent, excessive damage beyond normal wear and tear, or insufficient cleaning.
